Terms and Conditions

Reservation Policy
 We will charge your credit card immediately upon booking your reservation. We have the right to cancel your reservation if we do not receive the advanced payment. We will send you a cancellation confirmation via email immediately after cancelling your booking.


Check In/Check Out/Business Hours:

We offer self check-in (after 4pm) and self check-out (prior to 11am). The door code will be sent to you prior to your stay, along with other information about the house and room. The room key is found in your room. A $10 fee will be charged for lost keys.
You have as much privacy or interaction as you wish. Although we love meeting new people, sometimes guests come and go with little or no interaction at all.

Cancellation Policy

Please carefully read our cancellation policy. Rarely can we make any exceptions to this.

  • If the guest cancels more than 30 days in advance, the total amount of the reservation will be refunded. 
  • If the guest cancels less than 30 days in advance, 30% is non-refundable. 
  • If a guest cancels within 24 hours of check-in, the reservation will not be refunded.
  • If the guest arrives and decides to leave early, the nights not spent 24 hours after the cancellation occurs are 50% refunded.
  • In case of a “no-show”, the total price of the reservation will be charged and is non- refundable.
  • There is only one way in which we can acknowledge cancellation of the guest’s reservation; the guest MUST send a cancellation request via text or call to: (763)486-0152


Smoking Policy:
All of our properties are non-smoking.. This applies to both traditional smoking methods and all electronic delivery systems, including vapes, vaporizers, vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, and any variations of the foregoing regardless of the product’s name. Marjuana use is strictly prohibited as well. Any smoking in the rooms or strong lingering smoking scents in rooms will result in a $200 room cleaning fee.


Damages:

We want you to have a great time when you are here. But we go by the old-school rule of ‘you break it, you buy it’ and property damages or missing items will be charged to your credit card at market value. Pre-existing damages or room issues must be reported to the immediately to avoid responsibility and potential charges. We allow guests, with permission, to receive occasional packages and special deliveries at the property but we are not responsible for lost or stolen items nor will we guarantee bringing your packages in for you.


Extending your stay:

If you are already staying with us and you would like to stay longer, please let us know ASAP! We would love to accommodate you but we do book up. We will do our best to accommodate your new plans and this can include relocating you to a similar room should this be necessary.


Guest Safety Policy:

As part of our commitment to guest safety, cameras are used throughout the common areas and exterior of the homes. No cameras are located in restrooms or guest rooms! No cameras are located inside the Studebaker units.


Other Policies:

Immediate termination of the booking is possible if: 

  • More guests stay in the property than agreed.
  • Excessive noise at any time will not be permitted.
  • Guests shall keep common areas generally clean; washing dishes and kitchen equipment after use, cleaning up any other messes, etc. Please label your food and any uneaten food must be properly disposed of or taken with you.
  • Sub-letting the room or home you have rented (or giving it to other people). The number of people residing in the room should be the same as confirmed in the booking. Accommodation for additional guests may be requested.
    A $25 charge for each additional guest per night will be charged. We reserve the right to cancel any reservation, without refund, if an unconfirmed number of people stay overnight in the room. Two guest maximum for single room bookings.
  • We do not allow any pets. A $100 fine will be claimed if pets are brought in the homes.
  • We welcome children but the homes are not child proof. Use caution!
  • Our spaces are located in a nice historic neighborhood in South Bend. All our guests are asked to respect the property and privacy of the neighbors and to not make any excessive noise between the hours of 10:00pm and 9:00am. So any late and loud partying is not, unfortunately, permitted.
  • We are not responsible for lost or forgotten personal things but we are happy to work with you to get your items shipped to you for a small fee.
